The SquareInch Guarantee
Your quote is your price. Guaranteed within 10%.
A fixed-price promise from a Toronto commercial contractor, and the scoping work that makes it possible.
“Unless the scope of work or plans change, your final price will not move by more than 10%.”
That is the SquareInch Guarantee, and it comes with every quote we issue for projects across Toronto and the GTA. It rests on one thing: we scope the work completely before we put a number on it. It is a commitment we are proud to put in writing.
Why most quotes move
Quotes move for two reasons: conditions nobody checked before pricing, and scope that was vague enough to argue about later. A contractor who wins the job with a low number and recovers it in change orders is not saving you money.
How we build a quote
- A principal walks the site with you
- We define the scope, line by line
- We review existing conditions before pricing
- You get a transparent, line-item, open-book budget
- Change orders are priced and approved before work proceeds, never discovered on an invoice
What counts as a scope change
If you change the plans, add rooms, upgrade finishes or ask for work that was not in the agreed scope, that is a change, and the guarantee is measured against the revised scope.
What the guarantee is not
- It is not a cap on changes you ask for.
- It is not the 10% holdback. Ontario’s Construction Act requires payors to hold back 10% of the value of work supplied until lien periods expire. That is a payment rule, not a price promise.
- It is not a way to hide risk. We scope first so the risk is found before the price is set.
Five questions to ask any contractor
Ask us the same ones.
- Is the price fixed or cost-plus, and where is that written?
- What allowances are in the number and who covers an overrun?
- Who carries the risk of existing conditions you could not see?
- How are change orders priced, and are they approved before work starts?
- What happens, in writing, if the final price lands above the quote?
Guarantee FAQs
What is the SquareInch Guarantee?
Unless the scope of work or plans change, your final price will not move by more than 10%. It comes with every SquareInch quote.
Does the guarantee limit changes I ask for?
No. It is not a cap on changes you ask for. If you change the plans, add rooms, upgrade finishes or ask for work that was not in the agreed scope, that is a change. It is priced and approved before the work proceeds, and the guarantee is measured against the revised scope.
Is the 10% guarantee the same as the 10% holdback?
No. Ontario’s Construction Act requires payors to hold back 10% of the value of work supplied until lien periods expire. That is a payment rule, not a price promise. They are different things that happen to share a number.
How can you guarantee a price?
By scoping the project completely before we quote it: a site walkthrough, a scope definition and a review of existing conditions. The quote is a transparent, line-item, open-book budget, so the risk is found before the price is set.
