FAQ

Frequently asked questions

Straight answers about how SquareInch prices, plans and builds commercial projects across Toronto and the GTA.

The SquareInch Guarantee and pricing

What is the SquareInch 10% price guarantee?

We scope every project completely before quoting it, so we stand behind our number: unless the scope of work or plans change, your final price will not move by more than 10%. We never under-sell to win work and surprise clients with price shifts. More on the guarantee.

How do you keep budgets from ballooning?

Every budget is open-book and line-item. Change orders are priced and approved before work proceeds, never discovered on an invoice.

Does the guarantee limit changes I ask for?

No. It is not a cap on changes you ask for. If you change the plans, add rooms, upgrade finishes or ask for work that was not in the agreed scope, that is a change. It is priced and approved before the work proceeds, and the guarantee is measured against the revised scope.

Is the 10% guarantee the same as the 10% holdback?

No. Ontario’s Construction Act requires payors to hold back 10% of the value of work supplied until lien periods expire. That is a payment rule, not a price promise. They are different things that happen to share a number.

How can you guarantee a price?

By scoping the project completely before we quote it: a site walkthrough, a scope definition and a review of existing conditions. The quote is a transparent, line-item, open-book budget, so the risk is found before the price is set.

Office build-outs and tenant improvements

Can you deliver a tenant improvement before our lease commencement date?

Yes. We build the schedule backwards from your lease commencement date and commit to it in writing. When the timeline is tight, we close the gap with after-hours, weekend and holiday work, never by cutting quality.

Do you work on occupied office floors?

Yes. Most of our office work happens in occupied towers. Containment, after-hours phasing and tenant notices are standard practice, not extras.

Do you work to landlord work letters and TI allowances?

Yes. We price to the work letter and provide open-book line items so allowance draws are clean and auditable.

What happens to the price after we sign?

It holds. Unless the scope of work or plans change, your final price will not move by more than 10%. That is the SquareInch Guarantee.

What is a tenant improvement?

A tenant improvement, or TI, is the work that takes leased space from base-building condition to move-in ready. It usually happens under a lease and is often partly funded by a landlord’s TI allowance.

What is the difference between landlord’s work and tenant’s work?

The work letter in your lease sets out which items the landlord delivers and which are the tenant’s responsibility. We price directly to your work letter, line by line, so it is clear who pays for what before construction starts.

Do I need a building permit for an office renovation in Toronto?

Usually yes if you are moving walls, changing plumbing or heating, or changing how the space is used; usually no for repainting, new flooring or like-for-like finishes. Toronto Building makes the final call. See our guide: Do you need a building permit for an office renovation in Toronto?

Working in occupied buildings

Do you work in occupied commercial buildings?

Yes. Most of our projects run in occupied buildings. We plan after-hours and weekend phasing, use dust and noise containment with negative-air protocols, and coordinate tenant notices on the property manager’s behalf.

How do you coordinate after-hours access?

With building security, in advance: approved crew lists, sign-in and access-card protocols, and escorts where your building requires them.

Retail

Can you work overnight so stores never lose trading hours?

Yes. Overnight and pre-open scheduling is our default for common-area and storefront work in operating centres. Noisy scopes run after close, and the site is clean and presentable before doors open.

Do you know how to work inside enclosed shopping centres?

Yes. Mall rules, hoarding standards, noise windows and after-hours access are managed by us as a matter of course.

What is the difference between white box and vanilla shell delivery?

Terms vary by landlord, which is why we price directly to your work letter, line by line, before we quote.

Can you coordinate with our tenant’s designers and brand standards?

Yes. We work directly with retailers’ project teams and keep the landlord informed from lease execution to store opening.

Industrial

Can shipping and receiving stay live during construction?

Yes. Phased zones plus off-shift scheduling for dock work, crane picks and major installations mean the facility keeps moving while we build.

How do you control dust near product and equipment?

Sealed work zones, negative-air systems and enhanced cleaning protocols are standard. Product and equipment are protected before demolition starts.

How are utility shutdowns handled?

Scheduled in advance with your operations team, kept short, and planned so critical systems such as fire alarm and emergency lighting are never compromised.

Condo and residential buildings

What does your board package include?

A detailed scope of work, drawings where required, a phased schedule, insurance certificates with commercial general liability and WSIB clearance, references, and a line-item budget backed by our 10% price guarantee.

How do you work around residents?

Quiet-hours scheduling, dust containment, daily clean sites, resident notices drafted for your property manager, and elevator bookings arranged by us. Corridor work runs floor by floor.

Can you align pricing with our reserve fund study?

Yes. Line-item pricing that maps to your reserve fund allocations, held within 10% unless the scope changes.

Who deals with resident complaints during the project?

We do, before they become complaints. Our supervisors respond to concerns on the spot. We have a clean record on disputes, and we run every project to keep it that way.

Schedules, closeout and service area

Can you meet tight turnaround timelines?

Yes. We’re committed to working weekends, holidays and late nights to meet expected turnaround times. We won’t compromise on quality to move faster. We make up the time by putting in extra hours.

What is your closeout standard?

Zero-deficiency handover: complete closeout documentation, O&M manuals, warranties, and a final principal walkthrough on every project.

What areas do you serve?

Toronto and the Greater Toronto Area, including Downtown and Midtown Toronto, North York, Scarborough, Etobicoke, Mississauga, Vaughan and Markham.
